Dubai is preparing to unveil a new architectural marvel with the construction of Burj Azizi, a 132-storey skyscraper that will become the world's second-tallest building, standing at an impressive 725 meters. Scheduled for completion by 2028, the tower will surpass Kuala Lumpur’s Merdeka 118 to claim its position just behind the iconic Burj Khalifa.
Designed by the renowned Dubai-based architectural firm AE7, Burj Azizi promises to redefine Dubai's skyline with a unique mix of luxury and innovation. The tower will feature the highest hotel lobby, restaurant, nightclub, observation deck, and even hotel room in the world. In addition to its record-breaking height, it will include a vertical shopping mall, a seven-star hotel inspired by seven cultural themes, residential units, wellness centers, entertainment facilities, and adrenaline zones designed to offer visitors an exhilarating experience "in the clouds."
Building Burj Azizi presents multiple design challenges, particularly due to its multi-use nature. Unlike other tall skyscrapers, such as New York’s Steinway Tower, which is purely residential, Burj Azizi will house a mix of hotels, residences, and retail spaces, each requiring its own entrance and access. According to AE7’s design director, Matthew Fineout, the team has focused on optimizing space while ensuring that essential elements like elevators and mechanical rooms are efficiently integrated into the building’s core.
Another challenge has been the tower's narrow base, which is just 57m by 57m—one of the smallest footprints for such a tall structure. To address this, the tower’s massing has been designed with vertical glass blades to emphasize its soaring height, while the foundation extends 70 meters underground to provide stability.
The construction of Burj Azizi is also pushing the boundaries of structural design. For example, the AE7 team has used wind tunnel testing to fine-tune the tower’s response to wind forces, a crucial consideration for super-tall buildings. This meticulous approach is helping to ensure that the tower will be both visually striking and structurally sound.
Burj Azizi will not only be a towering landmark on Sheikh Zayed Road but also a symbol of Dubai's relentless drive to innovate in design and engineering. With over 44 elevators and multiple entry points, the tower is designed to provide a unique experience for residents and visitors alike, ensuring smooth access to its diverse facilities.
The building’s lighting design will further enhance its status as an iconic structure, with dynamic LED light displays that will make it a focal point of Dubai’s skyline at night. AE7 principal architect Erik Hokanson described the project as a “vertical destination,” while Moosa Swaidan, vice president of Azizi Developments, emphasized that Burj Azizi will serve as a lasting tribute to Dubai’s monumental achievements in design, engineering, and innovation.
